Plasterboard Painting in Sevenoaks

Sevenoaks Painters handle plasterboard painting across the full Sevenoaks district. We work in new-build developments in Tonbridge, extensions in Swanley, and conversion projects in Hildenborough and Edenbridge.
What we cover:
- Freshly plastered and undecorated plasterboard walls
- Mist coat application on bare plaster
- New-build and extension interior painting
- Plaster repair and surface preparation
- Multi-coat systems for smooth, even results
New-build properties in the Tonbridge Gateway development are handed over with bare plasterboard walls. Applying full-strength emulsion directly onto bare plaster causes patchy, uneven absorption. The surface drinks in the paint at different rates, leaving a finish that shows every variation in density under natural light. A sealing coat of diluted emulsion is the correct first step, and skipping it cannot be corrected with additional topcoats.

Plasterboard Painting Services
Extensions and conversions in Sevenoaks district often involve both new plasterboard and areas of original plaster repair. The two surfaces behave differently and need different preparation systems. We identify each surface type, apply the correct primer, and ensure the join between old and new plaster is sealed before any topcoat is applied.
Freshly Plastered Walls
Freshly plastered walls are alkaline and slightly porous. They need to cure before painting and require a sealing coat before any topcoat is applied. Skipping the sealing coat causes the topcoat to be absorbed unevenly, which leaves a patchy and matt-looking finish that is visible under any directional light. We assess the dryness and readiness of the plaster before deciding on the primer system to use.
Mist Coat Application
A mist coat is a diluted emulsion applied as the first coat on bare, dry plaster. It seals the surface evenly and gives the topcoat an even base to adhere to. The ratio of dilution depends on the density and porosity of the plaster. We mix the correct ratio for each surface and apply it in a single even coat before any topcoat is considered.
New Build and Extension Painting
New-build properties and extension rooms both present the same challenge: bare plasterboard with no previous decoration. These surfaces need the sealing coat system before any standard emulsion is applied. Tonbridge Gateway properties are among the most common new-build projects we handle in the district. We work to handover schedules and can advise on the correct drying time before final colours are applied. For the full interior painting scope on a new-build, see our interior painting page.

First and Second Fix Stages
Some new-build clients require painting at two stages. First fix is before skirting boards, door frames, and architraves are installed. Second fix is the final decoration to walls and woodwork. We work to both schedules and advise on which rooms can be completed in a single visit where the build programme allows it.
Plaster Repair and Preparation

Here’s How It Works
1. Site visit
We visit the property and assess the plasterboard walls. We check dryness, note any repairs or joints, and confirm the correct preparation system for each room.
2. Written quote
You receive a fixed-price written quote covering the sealing coat and all topcoat work agreed. We confirm the products and the number of coats at this stage.
3. Surface preparation
Any cracks, joints, or areas of filler are checked and sanded back. We confirm the plaster is fully dry before the sealing coat is applied. Damp plaster cannot be painted and we will not apply paint to a surface that is not ready.
4. Sealing coat
We apply the diluted sealing coat across all bare plaster surfaces. We allow it to dry fully before any topcoat is applied. This step cannot be rushed.
5. Topcoat application
Two full topcoats follow the sealing coat. We apply each coat evenly and allow full drying time between them. We walk the completed rooms with you before we leave.

Plasterboard Painting Costs in Sevenoaks
Overview
Prices below are estimates only. Every property is different. Call 01732 440998 for a precise quote.
Plasterboard painting costs in the Sevenoaks district vary with property size, the number of rooms, and whether the walls include any areas of repair or patching.
Three things drive the cost:
- Property size and room count. A new-build flat requires far less time than a three-bedroom house with an extension. We price by room and confirm the total at the site visit.
- Condition of the plasterboard. Factory-finished plasterboard in a new build is straightforward to prepare. Patched or repaired plasterboard with multiple levels of filler needs more sanding and priming time before the sealing coat can be applied.
- Number of coats required. Most bare plasterboard requires a sealing coat plus two topcoats. If the sealing coat reveals uneven absorption across the surface, an additional topcoat may be needed to achieve an even finish. We advise on this at the site visit.
Typical ranges:
- Single room (newly plastered bedroom in a Swanley semi, sealing coat plus two topcoats): £260 to £420.
- Full interior of a three-bedroom new-build (Tonbridge Gateway, sealing coat plus two full coats throughout): £1,800 to £2,800.
- Extension interior (two rooms with new plasterboard, including preparation of old-to-new plaster joins): £580 to £950.
